Preconstruction Manager - Specialty Contracts
Essential Duties:
- Establish and maintain lines of communication with permit and inspection agencies;
- Coordinate budget pricing during the design process; coordinate bidding and selection of subcontractors;
- Coordinate with project managers on team assignments and assists during the pre-construction phase;
- Monitor design progress for compliance with define cost, schedule, and quality criteria;
- Plans and leads the pre-construction strategy meeting on the approach to the project or estimate;
- Record for meeting minutes of pre-construction meetings with owners, architects, subcontractors, and any related professionals;
- Review or generates all contracts with owners and participates in contract negotiations with owners and attorneys;
- Coordinate owner required information and materials as required during pre-construction period;
- Coordinate and assure that preliminary preconstruction and construction schedule has been developed for estimates;
- Verify estimates (including general conditions) for accuracy, completeness, and reflection of project requirements;
- Coordinate and obtain all building and trailer permits;
- Administer any permit issues that arise during preconstruction and construction phases of project;
- Obtain use and occupancy certifications at completion of project;
- Evaluate potential risk factors; review with senior executives if necessary (e.g., contract bond authorization, contract review, and insurance review);
- Develop and maintain county permit contact database
Knowledge, Skills and Abilities:
- Ability to comprehend difficult and complex estimating
- Ability to work with engineering drawings and specifications
- Knowledge of city processes for plan review and permitting
- Proficient in advanced use of Microsoft Excel, MS Word, and Project
- Experience with scheduling (P-6/Microsoft Project preferred)
- Ability to work in a fast-paced environment and able to multi-task
- Possess good interpersonal and written communication skills
- Excellent organizational skills with heavy attention to detail required
- Excellent communications skills
Education/Experience:
- Four-year degree in civil engineering, architecture, construction management, or related field
- 5+ years estimating preconstruction or construction negotiated work
